What is a glazed opening?

A term that shows up in the energy code, the fire-rating table, the glazing schedule and your takeoff, and means something slightly different in each. Here is the definition, how it relates to rough opening, frame size and daylight opening, a worked example, and what to count.

Glazed opening definition

A glazed opening is any opening in a wall or roof that is filled with glass or another glazing material instead of solid construction. Windows, curtain wall, storefront, glass doors, skylights, sidelites and transoms are all glazed openings. Its area is normally measured to the outside of the frame, which makes it larger than the visible glass and smaller than the rough opening.

The word "glazed" simply means fitted with glass. On a set of drawings, the glazed openings are everything the glazing schedule lists plus anything the door schedule marks as glass or with a vision lite, plus roof openings shown as skylights. The term is deliberately broad because the codes that use it care about the hole in the envelope, not the product that fills it: a fixed window, an operable window and a glass entrance door all count the same way when the question is how much of the wall is glass.

Where estimators get tripped up is that the same physical window has four different sizes depending on who is asking, and the glazed opening is only one of them.

Rough opening vs frame size vs glazed opening vs daylight opening

Work from the outside in. The rough opening is the hole the framer leaves in the wall, sized larger than the window so it can be shimmed plumb and level. The frame size is the actual outside dimension of the window or storefront unit that goes into that hole. The glazed opening, in code and schedule usage, is the opening area measured to the outside of that frame, so for a single window it is the same number as the frame size. The daylight opening is what you can see through: the glass area inside the frame and any mullions, which is what the glass supplier fabricates to and what the daylighting calculation uses.

A storefront or curtain wall system complicates this slightly. The glazed opening is the whole system area measured to the outside of the perimeter frame, while the daylight opening is the sum of the individual lites between mullions, which is noticeably smaller once you subtract a two-inch mullion face at every joint. Why glazed opening area matters in the energy code

The IECC and ASHRAE 90.1 both regulate the building envelope by fenestration area, and fenestration is glazed opening by another name. The prescriptive path limits how much of the above-grade wall can be vertical fenestration and how much of the roof can be skylight, expressed as a window-to-wall ratio and a skylight-to-roof ratio. Exceed those limits and the project has to use a performance path, where the extra glass is offset somewhere else in the design.

The same area drives the thermal requirements. Each glazed opening has to meet a maximum U-factor, which is how fast heat moves through the assembly, and a maximum solar heat gain coefficient, which is how much of the sun's energy gets through the glass. Both limits vary by climate zone: colder zones push U-factor down, hotter zones push SHGC down, and the values are set per code edition, so pull them from the adopted edition rather than a memory of the last project. The point for a glazed opening is that these ratings apply to the whole fenestration assembly, frame and glass together, measured over the glazed opening area, not to the glass alone.

The practical effect on a bid: the energy compliance form on the drawings will state the total glazed opening area and the WWR, and if your takeoff of the glazing schedule does not land close to that number, one of you is wrong. It is a free cross-check that most estimators never use.

Glazed openings in fire-rated walls

Fire-rated walls and corridors limit how much glazed opening they can contain and what that glazing has to be. The IBC treats glazing in a rated wall as an opening protective, so a vision panel in a rated corridor door, a sidelite next to it, or a window in a rated exterior wall near a property line each has to be a listed fire-rated glazing assembly, and the code tables limit the size of individual openings and the percentage of the wall they can occupy depending on the wall's rating and the glazing's classification.

For takeoff this means glazed openings in rated walls are a separate line item from ordinary glazing. The product is different, the frame is different, and the unit cost per square foot can be several times that of a standard IGU. Check the life safety plan and the wall type legend for rated walls, then check every glazed opening that lands in one. The door schedule will usually flag rated vision lites; sidelites and borrowed lites are the ones that get missed.

Glazed opening area: a worked example

Take a small office elevation with ten identical punched windows, each 4 ft wide by 5 ft tall at the frame.

  • Glazed opening area: 4 ft × 5 ft = 20 sf per window, × 10 = 200 sf. This is the number the energy compliance form uses and the number you carry for the window units.
  • Daylight opening: if the frame is 2 in wide on each side, the visible glass is roughly 3 ft 8 in × 4 ft 8 in, about 17.1 sf per window, about 171 sf total. This is what the glass fabricator prices.
  • Rough opening: with a 1/2 in shim allowance each side, the framer leaves 4 ft 1 in × 5 ft 1 in, about 20.8 sf per opening. This drives the header and framing count, not the glass.
  • Perimeter: 2 × (4 + 5) = 18 lf per window, 180 lf total, for sealant, backer rod, flashing and interior trim.
  • Window-to-wall ratio: if this elevation is 60 ft long and 12 ft tall, gross wall area is 720 sf and WWR is 200 / 720 = about 28%.

Three different square footages for the same ten windows, and each one is correct for its purpose. Use the wrong one and you either over-order glass by 15% or under-order sealant by the same margin. The window takeoff calculator does this arithmetic for a whole schedule.

What to count in a glazed opening takeoff

For each glazed opening type on the schedule, carry four things.

  1. Count of units by schedule tag, with operable, fixed, rated and door units separated because each is a different product and labor rate.
  2. Glazed opening area in square feet per type, which is the unit pricing basis for windows, storefront and curtain wall, and the number to reconcile against the energy compliance form.
  3. Daylight opening area where you are buying glass separately from frames, as on storefront and curtain wall, since the fabricator prices the lite, not the opening.
  4. Perimeter in linear feet for sealant, backer rod, flashing, sill pans and trim, which is a real cost on a job with many small openings and a rounding error on a job with a few large ones.

On systems, add linear feet of mullion, vertical and horizontal, because extrusions are priced by the foot. Then read the spec section for glass make-up, since glazing cost per square foot moves more with the IGU specification than with the area.

What is a glazed opening?

Is a glazed opening the same as fenestration?

Effectively yes. Energy codes use fenestration to mean all glazed openings in the envelope, with vertical fenestration in walls and skylights in roofs counted separately for window-to-wall and skylight-to-roof ratios.

Is rough opening the same as glazed opening?

No. The rough opening is the framed hole including shim space and is the largest of the sizes. The glazed opening is measured to the outside of the window or door frame that fits inside it.

Why does glazed opening area matter for energy code?

Does a glass door count as a glazed opening?

Yes. A fully glazed door, and the vision lite in a solid door, are glazed openings for energy and fire-rating purposes, and doors in rated walls need listed fire-rated glazing.
